I purchased a home from this builder a little over a year ago. The builder tried to nickel and dime throughout the process. For example, I was told to pick a color of paint by the realtor assuming the walls would be this color. I checked in on the home during the building process to find they painted my ceilings the same color as the walls. It was a medium grey color that I picked and was shocked that they painted my ceiling this color. No other contractor I spoke to does this! They tried to make it my mistake and charge me to paint the ceilings white. I ended up sharing the cost with everyone but the builder. They negated my lighting allowance for plumbing fixture upgrades. Now that I'm in the house, I've had siding blow off that no one will fix, because they don't answer their phone or call back. My AC worked for one summer and now needs serviced already. They didn't stand behind their work at all. I've had to replace one external faucet that was leaking. They stole light bulbs that I purchased to complete installing bulbs in their fixtures. I just couldn't recommend more staying away from these guys. They will frustrate you and make the home buying experience, something that should be positive, a negative experience.
Overall Komark has problems but there are a few good things that give it two stars instead of one. First the good. They frame a house well and use good materials to do so. Also, they have good practices for insulation and green building. That being said there are problems with this builder as with many you read about they cut certain corners if you are not on top of things. They use many substandard finishes like woodwork, light fixtures, smoke detectors, etc. They cut corners on the outside hugely including decks that are not made of treated wood or cedar. Also, they cut corners on clearing of property and due to the handling of the trees and vegetation much of it dies thus causing substantial cost to the home owner over subsequent years. In a nutshell everything they do is 'not quite right'. Most recently they zoned an area to have lots at about 5000 square feet and then in order to sell them they make them look bigger buy placing the lot signs on the edge of the properties. In the end you are better to go with a company like Cornerstone even if it ends up costing you a couple percent more upfront.
Has taken over a year to develop land meant for us to build our house on. We understood the initial problems with obtaining permits and such. Now there has been months and months of unexplained delays and problems. There were days when no one is working on the site and work is slow to progress. After 14 months of waiting they are just now installing our roads. It was not our choice to work with this developer as they had the land our builders are using but I cannot wait for the day where I don't have to hear the work Komark or Kovich again.
