These folks have been consummately professional and helpful. The got us in an EXCELLENT property in a timely manner. And took care of the 2 maintenance issues we had IMMEDIATELY. We can positively recommend B W Parks for serving those who need to rent or have a place to rent and need professional representation.

I suggest not renting from this company as some of the things in the lease agreement are not legal considering indiana landlord tenant laws. They require you to pay to habe a professional clean the carpet upon moving out or they will charge you for it, they charge ridiculous amounts for normal wear and tear/cleaning and do not expect to receive your full deposit. We paid a professional from Stanley steemer 120$ to clean the carpets and I spent a lot of time cleaning the apartment, and they still charged us 85$ for carpet cleaning!!! When we submitted a receipt to them upon moving out! And 150$ for cleaning! There was nothing to clean really. I spent so much time using baking soda and vinegar in the oven, doing what I could to get the stand up shower to look pristine, and just cleaning random stuff that goes unnoticed with furniture. It was a one bedroom apartment. There is no way it was 150 worth of cleaning. We called themLAST WEEK to sort it out and they still haven't gotten back to us. Don't waste your time and effort on this company, they will do what they can to rob you. It's pitiful that they can treat tenants that always paid on time and are clean and responsible this way. They made us go months with a leaky ceiling on top of it all, and I bet you they never repaired it for the next tenant. They probably patched it over once more and let the mold go. All i can say that's good about the place is that Kathy is nice. She showed us places and was very friendly.
This is the first review and a warning to future downtown renters, since I still have a lease with BW Parks. Do not believe Kathy or anyone else if you are from out of town and they say "Yes there is street parking available outside your apartment with the city for a fee" if you live outside a 2 hour parking zone. There is no street parking for you, and if you are not careful you will be ticketed by the parking authorities.
I currently rent from BW parks and I think I would rent from them again. I have had a weird journey renting from them, but I understand that some of it was not their fault, and out of their control at that. They also do not own our building, so repairs aren't their responsibility technically. Anyways, we were shown this super cute apartment by Kathy (she's super cool and sweet) and decided we wanted it. The price was right and it was the perfect size, but there was no dedicated parking and we figured the pros outweighed that con. A month before our current lease was up we went to them to sign the lease on this apartment. Upon going over all of the details, we learned that the price was actually 100 dollars higher than what Kathy told us during the showing! I was a little perturbed by this and mentioned it, so Brent looked over all of the details and did see that heat would be free because it's shared with the business below. That seemed like a fair trade off so we went with it. We were set to move in a few days before our current lease was up. They let us know about a week before that, that the current tenant was having personal issues and she might not be out as soon as they thought. It turns out this tenant was on drugs or having a mental breakdown and would not get out. They almost had to do an emergency eviction, and we had to stay a day over on our lease until they got her out. They let us in without making us pay for that day but the place had not been cleaned or anything. It wasn't disgusting but it was nearing it. Thankfully they had a cleaning lady come in the next day and someone professional cleaned the carpets. They made good on all of the dumb stuff that happened for sure. We have gotten a few parking tickets and that's our main reason for leaving, but the building owner also isn't taking care of water damage on the ceiling. It's been patched over again and again bit eventually the ceiling is gonna fall in haha, at least we won't live there. We've told them about it but nothing has happened, it's probably a big repair. Anyways, they're good people. Sometimes things ,happen that they can't control, they do their best to make good on it. I also like that they don't take pet deposits, they just charge monthly pet rent.
Worst people to rent from!! They don't follow their own lease agreement and trick you. Don't care about you once they have your money, and are the most inconsiderate people. Expecting 4 month notice of moving out, expecting you to be packed and ready to show the house for over 3 months. If you want something worth your money and time, look elsewhere. Don't trust these people! Scammers is all they are. If I could give 0 stars I would.
