We haven't moved in yet, but so far O'Neil has been very professional and pleasant. They've also been wonderful about helping us solve a lease problem we had (due to an oversight on our part). I'm so grateful for their flexibility! We're off to a good start and really looking forward to renting from them.
My family and I are completely satisfied with O'Neil and the entire staff. We moved in at the beginning of August 2016 and are still current tenants. We are not always current with rent but they are always willing to work with us and they never treat us differently because of it. They never hesitate to send someone if we have any issues. They are by far the best property management company we have ever rented from and would recommend them to anyone.
Aside from that one thing, I have perfect credit history and no criminal record. I've never had a late payment on any account, ever, and my current landlord would easily recommend me. My wife also has perfect credit with not a single derogatory mark or late payment (on any account, ever). I am about to start a Ph.D at Purdue and our combined income is great.
Online payment system is nice and convenient.
I just recently (after getting credit karma) discovered an unpaid balance from an apartment that I lived in almost 7 years ago. The old apartment never even tried to contact me about the balance. In less than 6 months it will be off my record. I even called the credit bureaus to make sure this was true. When I sought legal advice I was told that because the previous apartment never tried to contact me and because, in just a few months, it will be off my record, that I shouldn't pay it.
The WORST place in Lafayette to rent from. DO NOT! DO NOT rent from them, you WILL end up regretting it somehow. My boyfriend rented from them and they completely ripped him off. Out of his $500 security deposit he only got back $180. Some of the charges were legit, but then there were two charges that were not valid charges. They charged him $6 to replace the bulbs he had already changed. When he asked "which bulbs were out"?, she couldn't even tell him. There was also a $120 cleaning fee. This was completely absurd, due to the fact we spent 3 hours cleaning the apartment making sure everything was spotless. I had a feeling that, once they saw we actually cleaned the apartment that they would try to find something to charge him for. And sure enough they did,they felt that a little crumbs that were left in the cabinet, a stain from soap residue, and the wrong cleaner used to clean the shower head was worth $120. I really wish I could post the video of the end result of what we cleaned, because it was spotless. If I could give them zero stars I would. If you do decide to take a gamble and completely waste your time and money, make sure you take a video of the apartment and look at every crack and crevice because when you move out they will find ANYTHING to charge you for.
Small town company: sometimes a little disorganized, but they're just trying to handle the chaos of a college town. Can't blame em! It's hard to rent, especially in a college town. Be patient and have the facts documented.
Most landlords who I have talked to have said they would make an exception to my situation because of all of the other overwhelmingly positive marks, but O'Neil does not seem to care in the least. I am very disappointed. There does not seem to be a human or personal element in the management. I would be wary of renting from them due to the cold indifference to personal situations.

I am really disappointed with the management of O'Neil properties.
I moved in last August into a newly renovated apartment. Due to the Greater Lafayette area's lease terms being screwy, I found myself needing a place sooner than anticipated and O'Neil delivered! They expedited my application processing and putting the finishing touches on the apartment post-renovation. The apartment was delivered in great condition and I'm motivated to return the unit in great condition. The neighbors are friendly and the noise is minimal. Renovated appliances are of good quality. Maintenance is prompt and professional.

I've rented from OPM previously while I was in school. When I graduated I ended up moving out and finding a smaller place with another company. After a bad experience with the other company, I'd take OPM any day.
